Lynn Family Stadium - Butchertown Entertainment District

Project Description:


Lynn Family Stadium is the new home to Louisville’s USL soccer team, Louisville City F.C. The stadium, which opened in 2020, is located on a 37-acre site in the Butchertown District just off Interstate 64. It uses a natural turf field and has a maximum seating capacity of 15,304.


Lynn Family Stadium is the centerpiece of an ongoing, multi-phase $193 million mixed-use development, which is expected to include future additional components, such as:


  • Two hotels with over 300 combined rooms

  • Approximately 70,000 square feet of total retail and restaurant space

  • Approximately 340,000 square feet of total office space


The development will require over $34 million of public infrastructure improvements, including: sewer/storm drainage improvements, curbs, sidewalks, promenades, pedways, access roads, street lighting, floodwalls and floodgates, public spaces and public parking.


CE Role:


CE worked as a consultant to the soccer team’s private ownership group to determine the project's long-term economic and fiscal impact. We then worked with Louisville Metro to structure a local incentive and development agreement, which included approximately $30 million of contributed land and site improvements. We also assisted the ownership group through the State TIF application process, which resulted in a mixed-use TIF award whereby the ownership group is eligible to recover up to $21.7 million of public infrastructure costs incurred on the project. In addition, CE also assists in ongoing incentive compliance activities and evaluation of future-phase development.
